THE CHALLENGE
The Buyer engaged Team Toronto Transportation with an immediate need for trailer and equipment storage as they were faced with a lease expiry on one of their existing facilities with no possibility of renewal. With vacancy rates across the Greater Toronto Area being 0.4% and outside storage land being in such high demand, our team had to rely on our market expertise and relationships uncover space available for immediate occupancy that would be available for purchase
OUR APPROACH
We collected market information and upon commencing an outreach program, we were able to identify the property which is in proximity to the client’s existing facilities and would minimize increased freight costs. Our team was able to negotiate a purchase price below comparable sales in the immediate area which included a vendor take-back mortgage with no interest or principal payments for one year. We will be assisting the purchaser in project-management and helping them go through the process of desolating the buildings for truck and trailer parking.
