Key results included: final purchase price achieved was approximately 30% below the Vendor’s original asking price, acquisition at a below-market price per square foot for a Class B suburban office building, underground and surface parking accommodating approximately 350 vehicles, truck-level loading capability with capacity for up to two dock doors, 3.2-acre site offering long-term expansion flexibility. Notably, estimated replacement cost exceeded three times the final purchase price, underscoring the strategic value and cost efficiency of the acquisition.
